Foreclosures DO sell for less

      In today’s market I know it can be disheartening seeing foreclosures in your neighborhood sell every week and seeing them sell for less and less. Well don’t be dissuaded! If you haven’t been paying too much attention the number of vacant homes in Summerport has been declining steadily and there are fewer and fewer foreclosures happening. In fact the foreclosures that do happen have been selling QUICKLY and they have not had to lower their prices in well over 6 months.


      So home prices in the neighborhood have stabilized, that’s good news. But lets’ add on some even better news for those of you that may need to sell now and see sold prices as being too low for you to compete with. Short Sales and Foreclosures DO sell for less than you can sell your home for.

For Example:

      1. 13913 Caywood Pond, a 4 Bed, 3Bath, 3 Car Garage, 2867 Square foot home with a pond view. (On a side note, 1 year ago this same home sold for $225,000 as a short sale). On July 30th 2010 this Non-Distressed home sold for $250,000 in only 11 days on the market.      
      2. 13941 Caywood Pond, a 4 Bed, 3Bath, 3 Car Garage, 2755 Square foot home with a pond view. This home WAS a short sale and sold on August 19th 2010 for $229,000.

Pretty similar homes right? In fact they where next door neighbors of the same model. The only difference…..one was a normal sale, the other was a distressed sale.

      2. 4932 Indian Deer, a 4 bed, 3 bath, 2644 square foot home that has a pond view (easily making the home worth 10-20K more). On August 11th 2010 this Short Sale home sold for only $210,000



So in summary, Always keep the homes that your competing against in mind when listing your property, but you don’t always have to match the price of that foreclosure or short sale down the street. You may be able to get between $15,000 and $35,000 more for your home!
